Builder-trained commercial property inspector with 34+ years of construction experience and 1,000+ buildings built — bringing the eye of a builder and the credentials of CCPIA, CMI, and InterNACHI to every commercial and residential inspection across Metro Atlanta and North Georgia.
Eric O'Neill is the founder and lead inspector of Steadfast Inspections. Before he ever picked up an inspection report, Eric spent more than three decades as a licensed residential and commercial builder — running a crew of 70 men and constructing more than 1,000 buildings across his career. That builder's experience is the foundation of every Steadfast inspection. It's the difference between an inspector who has read about how buildings fail and one who has actually seen it happen — and built the buildings that taught him why.
Eric carries one of the strongest credential stacks of any inspector in Metro Atlanta. He holds CCPIA Member #000122, making him one of the first commercial property inspectors in the country to earn the Certified Commercial Property Inspector designation. He is a Certified Master Inspector (CMI) — the top-tier credential held only by the most experienced inspectors nationwide — and InterNACHI Certified (#NACHI18021226). Eric also holds Georgia Residential Light Commercial Builder License #RLCI001387, is an FAA-licensed drone operator, and earned the Gerry Beaumont Educational Achievement Award in both 2018 and 2019 — back-to-back recognition for continuing education from InterNACHI.
Based in Dawsonville, Eric serves Metro Atlanta and the North Georgia region — covering Cherokee, Cobb, Dawson, Forsyth, Fulton, Gilmer, Gwinnett, Hall, Lumpkin, and Pickens counties. Steadfast Inspections specializes in commercial property inspections — offices, retail, warehouses, industrial, multi-family, ADA compliance, churches, event venues, and small hotels — while also providing residential pre-purchase, pre-listing, new construction phase, and drone roof inspections. Eric works directly with every client, and when an inspection calls for specialty expertise he brings in a trusted network of on-call experts: structural engineers, HVAC contractors, master electricians, and plumbers. The goal is always the same — give the client a complete, honest picture so they can make an informed decision.
Steadfast Inspections is built on a philosophy that 34+ years of building taught Eric better than any classroom ever could: every property tells a story, and the buyer deserves to hear the whole story before they sign. The purchase of a building — commercial or residential — is one of the largest investments most people will ever make. An emotional attachment to a property is natural, and that's exactly why an independent, experienced, builder-trained inspector matters.
Eric's standard hasn't changed across 1,000+ buildings built and every inspection since: inspect each property with the utmost care, identify the big-ticket items that could matter most to the buyer, and explain every finding clearly. No rushed walkthroughs. No glossed-over findings. No upsells. Just a thorough, honest evaluation delivered to the person who matters most — the client.
"You Can Pay a Man to Work but You Can't Pay a Man to Care." — Eric O'Neill, Owner
All Steadfast inspections are limited visual evaluations following industry Standards of Practice. We are not code officials and do not guarantee or warrant the property. Items that fall outside our scope — including pools, spas, septic and well systems, mold or air-quality testing, pest/termite inspection, commercial kitchen equipment, code enforcement, and engineering analysis — are referred to qualified specialists.
