  • Engineering analysis, load capacity, or structural calculations
  • Hidden, concealed, or inaccessible areas (behind walls, under insulation, etc.)
  • Underground utilities, septic systems, or wells
  • Pest/termite inspection (we refer to specialists)
  • Mold, air quality, or environmental testing
  • Exact age of components (we provide estimates based on visible condition only)
  • Any system or component that is shut down, locked, or not operating at the time of inspection
